You got all the pictures of the houses you want, a lot of concepts in mind on what the size of living room is, the numbers of bedrooms to be built, full glass windows overlooking the mountains, and large infinity pool that looks like an extension of the sky. Oooops! Let's just stop right there. We know that it is free to dream so why not dream high? But there are things to consider first for your dream house to materialize.
BUILDING PERMITS
You've got your design, the working drawings of your dream house. And you say that you don't need to apply for a building permit. Many owners disregard building permits. Maybe their intension is to save money from the fees needed for applying building permit. But that's where they go wrong. Why? Because according to the IRR of NBC(RA 9266) Section A.-I, you can be subjected to administrative fines depending on your violations.
You can include that in the contract. Your contractor can apply a building permit for you. There are requirements needed depending on which city or municipality you are going to build your house in. You can ask these at the Office of Building Officials.
CONSTRUCTION
Now, it's time to choose a contractor. You should consider that the contractor you choose is accredited by law to prevent us from being scammed and losing money as well as the house you dream of.
Many people claim that they are contractors and took the project at a very low cost. But do not be dazzled by how much you can save. It is to good to be true.
